The University’s objective was to combine an existing dark room and equipment room with the adjacent laboratory to create a large practical space that met the requirements of modern research and teaching facilities. Our Building Surveying team conducted a full measured survey to determine the parameters and constraints within the space, enabling our Architectural team to develop a complete set of drawings in their capacity as Lead Designer.

At RIBA Stage 2, we produced a set of appraised design options that included the integration of existing structural columns to maximise the available space. The chosen design consisted of a peninsula style arrangement for the benches, with the columns cleverly concealing services. As the building was Grade II listed, the design had to ensure any works were reversible, so we engaged the planning manager early to align the proposal with relevant heritage requirements. The designs adhered to wider legislation as well as the University’s Project Delivery Manual and Design & Standards Briefs.

Given that this was a minor refurbishment and the standards mostly applied to new builds, we agreed a list of derogations prior to works commencing. A number of discussions were held in relation to clashes between the standards and the client’s brief for the area, particularly concerning user capacity. The standards dictated 15-20 spaces were required over an area of 60-80m², but our remodelled laboratory achieved these requirements within a floor area of 50m². This was discussed and agreed as an acceptable deviation from the standards, and the University was pleased with the final outcome.
