This project comprised the demolition of a social club and erection of new one and two bedroom accommodation with associated landscaping. As well as the residential units, a housing office was constructed on the ground floor. This project was the first new build for Thurrock Council for a number of years.
During this project we used the Field View software, to track and monitor defects and snags. The software is used on site to capture quality issues and share immediately with the contractor. We can also share with both the client and the developer so that, if necessary, they can implement reworking or design changes.
This scheme was on site during the first COVID-19 lockdown, creating a challenge in completing snagging and handover due to social distancing measures and the implementation of new Covid restrictions and working practices. There was also a severe impact on the supply chain which required close monitoring. Despite these challenges, the site was only shut for seven days and we continued to visit throughout the pandemic. One driving factor was that the client had a lot of residents lined up for the homes, with many in temporary accommodation, so it was imperative that they were provided the new units as soon as possible.
The development was rated as BREEAM Very Good due to the sustainability features included and went on to be nominated for, and eventually win, the Best Housing Schemes Under 50 Homes category at the 2019 Housing Essex Excellence Awards.
