We provided project management services pre and post contract for the design and construction of a new three-storey teaching block comprising 15 teaching spaces.
Key activities we undertook were taking a detailed client brief, managing the appointment of other consultants, submission of the planning application and the tender process. We were also responsible for reviewing costs prior to entering into the contract. After we issued and administered the contracts our role included chairing monthly progress meetings, issuing monthly cost reports noting progress and actual cost expenditure, carrying out monthly valuations, reviewing operations and maintenence packs, agreeing the final account and managing the defects liability period.
We also provided quality control inspector (clerk of works) services by monitoring progress with weekly inspections, reviewing quality and managing defects during the build, and carrying out snagging.
Our client added in some additional external works during the process which increased the costs. Working with the contractor, Beard Construction we were able to include these additional works within original programme, thus avoiding any delay. However the COVID-19 pandemic caused issues with material and labour shortages after lessening restrictions on 19 July 2021 which caused delays so work slowed down and resulted in a one month delay.
