Baily Garner collaborated with GLF Schools to review the condition information for each institution’s buildings. The assessment included providing anticipated costs and evaluating the proximity between sites to identify savings opportunities by packaging works together while prioritising the roofs in most need of renewal. We decided on five packages of works across seven sites. Hired by the Trust, we provided Lead Designer, Building Surveying, Contract Administration, Cost Consultancy, and Health and Safety services to manage the programme’s delivery.

Our role included weekly site visits, reports, monthly progress meetings, and valuations and cost management, including reviewing any budget variations. As part of our technical designs, we visited each site to identify and develop solutions for all roofing details, such as abutments, penetrations, and the integration of services/plant. This included assessing the suitability and location of existing drainage for a complex butterfly roof to ensure it was fit for purpose.

We held diarised bi-weekly keep-in-touch calls with the Estates Director, providing a holistic view of cost, programme and risk across all projects. These calls proved critical for enabling key decisions that unlocked bottlenecks and helped support successful delivery across all sites. The result was significantly improved thermal performance across a substantial portion of the Trust’s estate, providing comfort to the occupants, reducing operational and fuel costs, and decreasing the buildings’ carbon footprints.
