AXA Investment Managers appointed Baily Garner to oversee the refurbishment of Dolphin Square. Originally designed in the 1930s by Gordon Jeeves, Dolphin Square comprises 13 “houses”, each with around 100 apartments, surrounding a central Grade II listed garden by Richard Suddell. We work closely alongside Radcliffe Construction Consultants and were responsible for monitoring contractor progress, leading site meetings, advising on necessary works, and ensuring cohesive operations among a project team of over 20 organisations. This extensive 8-year project was divided into 3 phases, with phase 1 focusing on 3 of the houses, commencing in 2022.

Rodney House, a hotel, was converted to align with the estate’s residential use. The refurbishment involves a comprehensive strip-out of all internal systems, partitions, and elevators. Significant structural challenges were addressed, such as bowing walls and absent lintels above windows on upper floors. Baily Garner oversaw the design solutions, including the installation of helifix bars and wall ties to stabilise the structure and was completed in line with the structural engineer as the designer. A major aspect of this transformation is the decarbonisation of the heating system, transitioning from gas to communal air source heat pumps. This upgrade significantly enhances the sustainability of Dolphin Square, aligning with the project’s key objectives.
