Baily Garner assisted with the application for a grant to replace 250 single-glazed, pressed-steel windows with powder coated aluminium units across the school. Once funding was secured, we were commissioned by Coombe Academy Trust to manage the project as a Building Surveyor-led Contract Administrator, Architect and Quantity Surveyor. To ensure minimal disruption, we developed a 10-phase plan to carry out works primarily during school holidays, monitoring progress to prevent delays. We also monitored project costs and timescales to ensure they aligned with funding requirements, updating the Department for Education with any proposed changes.

We worked with the Trust to review the current fenestration and operation of the windows, developing a design that continued to meet the demands of the school. We decided uPVC and aluminium were the most suitable options for the windows, preparing full design drawings and defining the performance criteria of the frames, ironmongery and glazing. Downtime between working periods meant it was critical all areas were left in a suitable condition for the building users to return, so we coordinated our weekly visits to ensure site conditions were met with approval from the Trust and the school. The project was completed within the time and cost constraints set out in the programme. Both the Trust and Coombe Girls’ School were pleased the new windows were installed with minimal disruption.
