The project included a Cat A fit-out for Levels 1 and 2. We also upgraded the reception area and improved the end-of-trip (EOT) facilities in the basement, which now feature upgraded cycle storage and shower facilities. One of the primary challenges we faced was ensuring the safety of all occupants while completing substantial alteration works in a part-occupied building. Collaborating closely with the Principal Contractor (PC), we developed comprehensive safe working arrangements. These included significant modifications to the shared reception area, such as reducing the overall floor level to eliminate internal changes in height.
To ensure safety, hoarding and screen lines were established, and safe routes were designated to segregate other building occupants and members of the public from operatives and ongoing works. Additionally, emergency means of escape routes were maintained throughout the project. Out-of-hours working was also implemented to minimise disruption and enhance safety. The project was successfully completed on schedule without any incidents or accidents, demonstrating our commitment to safety and meticulous planning. The refurbishment resulted in fully lettable office accommodation in a prominent West End location, meeting the high standards expected in such a prestigious area. Furthermore, the project improved the fire-resisting qualities of the service cores within the spaces, ensuring that the building meets modern safety standards and provides a secure environment for its occupants.
