Baily Garner have a tried and tested track record of delivering regeneration projects that goes back to the very early days of Local Authority stock transfer (Phipps Bridge and Cardwell Estates) through to the first ERCF in Tower Hamlets and probably the last SRB funded programme at Silwood, Lewisham.  Our modern programmes, by necessity, evolved funding models through cross subsidy, mixed use and mixed tenure; involving joint ventures, equity stake and equity share, institutional investment and DevCo’s.

We understand regeneration; the need to comprehend viability and financial models, interpret and monitor financial performance, being aware of the market and being agile enough to respond, understand peak debt positions and lending covenants, legal responsibilities and agreements, together with technical competence risk management and the importance of sustainability in all of its interpretations.

This, together with the softer issues including legacy, social capital, capacity building and the need for clear and well managed consultation. Our interdisciplinary make up places us at the heart of the consultancy team, whether it be as overall project manager or providing cost management, building surveying, architectural, mechanical and electrical or sustainability advice.
