New Build development and part refurbishment to provide 168 mixed tenure dwellings comprising 25 open market sale units, 59 market rent units, 25 shared ownership units and 51 affordable rent units, with 8 social units gifted to the London Borough of Newham, including retention of 4 existing historic buildings converted as market sale units.

Baily Garner acted as Employer’s Agent from inception to completion, including assisting Peabody in the selection of the Design Team through a 150th Anniversary Design Competition, co-ordination of the Planning Design Team, cost planning advice, procurement of the Contractor and management of the Contractor once on site. The development has a very high quality design intent which has been delivered in keeping with the original objectives, with a quality landscaping scheme to match and an overall cost per m² of £2,941m² net, including golden brick costs and sales values ranging from £1,000 per sq ft to £1200 per sq ft.

In 2017 Upton Village (Plaistow Hospital) won Housing Innovation Awards 'Most Innovative Affordable Housing Scheme’ and the Evening Standard New Homes Awards 'Best Development Affordable Homes Sector'. Shortlistings include London Planning Awards 'Best New Places to Live', LABC Awards, Housing Design Awards, 'Best Design' in the National Housing Awards and Inside Housing Development Awards 'Best Affordable Housing Development (Urban)' and 'Best Shared Ownership Development'.
