Baily Garner were appointed to act as SAP, Code for Sustainable Homes and BREEAM Assessors for this 18 dwelling high quality development at Shakespeare House in Lyme Grove, Hackney, consisting of 4 new apartments built over 14 refurbished units. We were involved from detailed design stage, providing both environmental and energy advice for the scheme. Re-modelling maximized space and access to the 14 existing dwellings, including a wheelchair unit at ground floor, whilst services and thermal insulation were upgraded and improved to meet current standards. The block was re-clad with proprietary insulated terracotta rain-screen systems and new fenestration completed the fresh modern appearance.
An additional storey on top of the block created four new flats, built using a highly insulated proprietary timber-framed system and incorporating terracotta rain-screen cladding and a new photovoltaic array installed over the new dwellings. Landscaped gardens and communal areas provided the finishing touch to the refurbishment, along with additional secure bicycle storage facilities and new lift access. The completed scheme achieved a Code four rating and a BREEAM Domestic Refurbishment ‘Very Good’ rating. The carbon reduction target of 25% DER over TER was also achieved on the new-built dwellings, while the thermal improvements to the existing dwellings resulted in an improvement of 28 SAP points.
