Baily Garner were commissioned for the feasibility, design & contract administration of external wall insulation solutions for the Russet Homes stock of Wimpey “No Fines“properties.
As a pilot scheme for the 650 homes in their ownership, Russet Homes undertook to install external wall insulation to 40 of their Wimpey “No Fines” properties, constructed during the 1970s of in-situ cast concrete solid walls using no fines concrete and now suffering from poor thermal efficiency and very low average SAP ratings. To improve the thermal qualities of the otherwise well maintained properties external wall insulation and boiler/electrical upgrades were required, together with increased loft insulation thickness to meet Building Regulations requirements. In addition to the routine installation of the phenolic boards, planning consent conditions required tile hung facades to be replicated and for sample boards of the proposed tile effect render to be approved.
The project afforded an opportunity to gain in depth knowledge of “no-fines” construction, as existing cladding systems were removed to reveal the main structure. Adaptations became necessary where the verge of end of terrace properties had to be extended to accommodate the increased insulation levels. Residents were delighted with the clean and crisp finish of completed properties.
