Baily Garner were Employer’s Agent and Quantity Surveyors for this £2.7 million scheme at Vaudeville Court, Islington. The project transformed run down garages, a disused substation and car park, occupying a site which was formerly home to the Empire Theatre in Finsbury Park, into a modern terrace of 13 dwellings to complement adjacent Victorian terraces, breathing new life into an area previously known for its anti-social behaviour.
The new three storey homes provide a mix of two, three and four bedroom family maisonettes and apartments for affordable rent, including a ground floor fully accessible wheelchair apartment, set around a central courtyard of shared and private amenity space for play, storage, gardening and planting, including green roofs and water butts reducing storm water run-off. The buildings were designed to provide flexible, low maintenance homes maximising privacy and storage capacity and to exceed Level 4 under the Code for Sustainable Homes, with high levels of insulation and PVs.
Vaudeville Court has already been recognised by the National Design Awards for its high quality, flexible living and play space. Despite stiff competition, Vaudeville Court was also announced the Winner of the 2015 Building ‘Small Project of the Year (up to £5m) Award and achieved an RIBA London Award in 2016.
