Baily Garner acted as Employer’s Agent for this £3.9million project, shortlisted for the 2015 Inside Housing “Outstanding Development of the Year – 25 Homes or More” Award. The scheme included conversion and refurbishment of a Grade II Listed rectory to provide 4 upper floor apartments and communal facilities at ground floor level, coupled with a new build extension of 39 one and two bed apartments replacing demolished 1960s/1980s buildings. The affordable rent apartments for older people included lifetime homes features such as fully accessible bathrooms and optional Tunstall call systems.
The new build extension and conversion/refurbishment of the Listed building were included in the main contract works, procured under a JCT Design and Build contract, however the Listed rectory’s serious deterioration required essential façade repairs and renewals undertaken outside of this contract. As the project developed and period features of the Listed rectory became evident, our client included further internal specification changes to maximise the potential of the building, however the project was still delivered to a high standard and within the client’s revised budget/ programme to the delight of all key stakeholders.
