Baily Garner were appointed as Employer’s Agent and Cost Consultants for Rayners Lane, a four phase project requiring demolition of existing accommodation and provision of 152 private sale homes, with additional Clerk of Works and CDMC services also provided, together with an initial M&E review of the project. Demolition of existing properties required very close co-ordination due to extensive existing services, with demolition undertaken in advance of letting the main contract works. During the early stages of the development close collaboration with the Architects was required in order to undertake financial analysis of the cost and value associated with developing and specifying the development in this price sensitive location. Extensive cost planning work, to provide the optimum layout to maximise return on the investment of constructing the 152 properties, enabled the development potential to be maximised.
Phase A of this four phase project has been successfully completed, with Phase B currently on site and due for completion late 2015. All properties on Phase A were sold off plan and there are high levels of interest with the forthcoming properties scheduled to be marketed from the middle of 2015.
Rayners Lane was shortlisted in the Best Large Development category of the National Housing Awards 2015 and is a contender for the Best Regeneration Award in the 2017 National Housing Awards.
