Baily Garner formed part of the successful bid team, working with Catalyst Housing Ltd, Catalyst by Design Limited and their preferred Contractor on this redevelopment project, forming part of the London Borough of Brent’s Regeneration Programme for South Kilburn. The project involved stock transfer from the LB of Brent and a significant element of open market sale, with Baily Garner providing Project Management, Employer’s Agent, Quantity Surveying and CDMC services.
Located within an existing housing estate adjacent to Cambridge Avenue and surrounding Kilburn Park Tube Station, the major redevelopment works consist of demolition of existing structures above and below ground and new build of 86 private sale units and 122 social rent units, with associated A1 retail unit and site wide hard and soft landscaping, split over 3 areas. Buildings comprise of a mixture of 4 to 6 storey blocks and 4 storey mews block, all built to achieve Code for Sustainable Homes Level 3. The project, procured under a JCT Design and Build Contract, has outperformed our Client's business plan, assisted by the phased delivery of the private sale homes.
Ely Court, part of the regeneration programme at South Kilburn, was announced Winner of the Mayor's Housing Design Award (Completed Projects) in the 2016 Housing Design Awards and one or five Finalists from 40 Europe-wide projects competing for the Mies van der Rohe Award 2017, following on from earlier success as Winner in the 2016 RIBA London Awards.
