Evelyn Clark Square in Forest Row was the first new build project for 25 years for our Client, Wealden District Council. Baily Garner provided Employer’s Agent, Cost Consultant, Project Management, Quality Control Inspector and Business Planning for this £3.2 million development of 28 general needs houses and flats, built within an Area of Outstanding Natural Beauty. The parish council, local residents and planners were keen to ensure any design proposals recognised the unique architectural character of Forest Row, therefore canvassing local views at pre-application public consultation events was key to achieving a successful planning application.
Orientation of new homes closely replicated the building footprint of the original sheltered housing scheme, with the addition of a small landscaped courtyard where houses were added to the north of the site. The design incorporated a wide range of materials and colours, including chestnut wood, oak & tile hung facades and traditional brick and render. All homes were built to lifetime homes standards, exceeded minimum HCA standards for flat sizes and layouts and achieved Code for Sustainable homes Level 4 by adopting a ‘fabric first’ approach prioritising the insulation levels, leading to a reduction in co2 emissions and lower energy bills for residents. Sustainability was further enhanced using photovoltaics to generate energy to the homes and every home was built to meet Secured by Design standards.
