The Stonebridge project was a multi phased estate regeneration programme, comprising demolition and reprovision of approximately 646 new homes under the affordable rent programme, to include both shared ownership and open market sale. Works included retail outlets to shell and core, a dedicated sheltered block, separate landscaping contracts and extensive redevelopment and diversion works to the canal, which formed a spine to the overall estate regeneration. In the early phases we reviewed the programme and assisted in developing an open book process under JCT D&B Contract, which resulted in around £400k of savings for our client.
We were adaptable in our approach, managing many different types of contracts. The relationships developed on these works were utilised on subsequent spare land phases; one of the sites (Orange Tree) utilises the canal feeder as a feature to the design as it flows between buildings. On the early phases we introduced Value Management studies which challenged the original brief and set priorities for all future development. The multi-phased approach has brought a variety of designs, brought together with quality hard and soft landscaping.
Stonebridge won the 2010 RICS ‘Regeneration’ Award. In 2017 “Spring” at Stonebridge Park was shortlisted for Housing Design Awards 'Completed Building' category, Building's 'Housing Project of the Year', as well as Inside Housing Development Awards - 'Best Architectural Design' category.
