Sampson Close, a 23 home, affordable rented scheme in Coventry, combines a mix of terraced housing and apartments. It is the first social housing scheme in the Midlands to obtain PassivHaus certification. Built for a project value of £2.8m for Orbit Homes, Baily Garner provided Full Architectural Services and Employer's Agent roles.
The homes were built using Modern Methods of Construction with the main panels, doors and windows being constructed off site. Air tightness of 0.6 ach/hr; thermal efficiency (15 times better than current building regulations) was achieved. Each home is fitted with a MVHR system to provide a healthy living environment. Together with the high levels of insulation, the total energy demand of a dwelling is less than 15kW/h/sqm/yr, significantly reducing residents’ energy bills as a result. The project was voted winner of the ‘Sustain Magazine Off-Site Construction Award 2012’ and was shortlisted for the ‘Sustainable Housing Smaller Housing Project of the Year 2011’.
