Balaam House

Balaam House

A sixteen storey 1960s residential tower block of sixty flats located in Sutton, South London of concrete framed construction, clad with precast concrete panels and with single glazed timber windows. The block has been extensively refurbished externally, replacing the windows with high quality powdercoated aluminium double glazed units, overcladding the external walls with insulated steel wall panels, enclosing external communal balconies and insulating and recovering the flat roof at the top of the building.

The reward is a striking new façade, coupled with impressive improvements to the energy performance of the building which exceeds Building Regulation U-Value requirements and should see benefits in fuel cost savings in the region of 40%. The choice of cladding system was influenced by the speed of construction and the ability of the Architect to select panel sizes and colourways that would lessen the block’s monolithic appearance and create visual impact.
