This development is part of a major regeneration programme for Stockwell Park and Robsart Village Estate. It provides a modern mixed tenure development, incorporating a 48 unit extra care segregated ECH facility. The development meets Life Time Homes, DQS, SBD and Code for Sustainable Homes Level 3 requirements, as well as Wheelchair Housing Design and BS8300. The mixed tenure elements comprise extra care, private sale, fixed equity, shared ownership and affordable rent in both flats and houses. Underground parking facilities and connections to the estate CHP district heating system were also part of the development.
To secure grant funding, an opportunity which came 3 months after the build contract was placed, we worked collaboratively with both Client and contractor to review the build programme, specification, procurement arrangements and contractual provisions. We were able to develop a strategy for achieving the desired condensed programme by making changes to the specification, materials and sequencing of work. With grant funding secured and resident satisfaction levels high, success was complete when 80% pre-completion sales were achieved despite the depressed economic climate, with the added bonus of higher than anticipated sales values being achieved for the client.
