Acting as Building Surveyors for the London Borough of Lambeth, our brief was to rectify water ingress defects to the curtain walling system of a modern extension to this Victorian Primary School. Constructed in 2009, the extension provided additional meeting rooms, teaching spaces and a reception area for the existing two form entry primary school, but remained un-used due to numerous instances of water ingress through incomplete/defective construction details.
Working collaboratively with the curtain walling specialist, we prepared a specification to remedy all existing defects in the façade system. Although works were relatively simple, as the school was to remain fully operational throughout, a detailed phasing plan enabled safe methods of working to be maintained, including relocation of services and personnel and use of temporary partitioning, with noisy/disruptive works programmed outside of school hours.
With deficiencies in the original design successfully addressed, Clapham Manor Primary School are now able to enjoy the additional facilities in their water tight extension.
