Refurbishment of 3 floors of an office block enabling full use as office accommodation, together with complete refurbishment of the ground floor to form a new housing reception, interview rooms and staff offices, allowing five satellite housing offices to be brought together within a single building. Our commission also included negotiating provisions of a leasehold agreement in relation to condition and repair covenants with Lewisham Council’s Property and Legal Departments, in order to agree terms for assigning the Lease to Lewisham Homes.
Baily Garner’s initial Schedule of Condition of the first three floors of the former town hall, including mechanical and electrical services, was review by Lewisham Council. Detailed scheme options followed, including options for heating and cooling within new and existing areas, together with budgets for the conversion of the ground floor into a housing reception, staff offices and interview rooms, requiring bespoke finishes, layouts and security measures. Following preparation of a specification of works and value for money report, build costs were agreed and we project managed the scheme through completion, providing cost advice throughout the process.
