Baily Garner were commissioned by Aviva to survey all areas of Queens House, a large 1950s retail and commercial building fronting four streets in Hull, to prepare a Condition Report and Planned Maintenance Schedule, with costs for a 30 year Maintenance Programme. Our survey and costs were to include the building fabric and the mechanical & electrical installations to all external areas (excluding shop fronts), communal corridors, offices and shared kitchen/toilet facilities, with evaluation of the costs to include a review of the individual lease obligations for each of the units.

Our bespoke report, prepared for use by Aviva's Building Managers to prioritise works and costs for the next 5 years and for future years, was simplified using photos and an annotated footprint of the building. Costs were scheduled using a bespoke Excel schedule, enabling our client to use graphs, filters and formatting to provide accurate information on the condition and costs for both their Facilities Managers and their Lease Holders.
