Faced with an ugly block of tiny 1960's sheltered flats on a tight urban site in Rusthall, near Tunbridge Wells, we convinced Planners that, by better design, a building of similar massing but with more traditional architectural treatment would be appropriate and subsequently obtained approval for this development of 33 older persons flats.
The scheme provides wheelchair accessible units and much improved living conditions; with 27 larger 2 bedroom units and a single banked layout benefiting from natural light and ventilated circulation, creating window seats and additional break out spaces. Privacy concerns prevented balconies, but each flat benefits from a large bay window as a flexible alternative. A large communal lounge and kitchen, located on the high street frontage, provides observation and interest for residents and a point of connection with the local community. The energy efficiency of the building is supported by a central bio mass boiler.
